FAQ - Handover 

What is a home inspection? 

A home inspection is an opportunity to visit your home with one of our property handover representatives. During the home inspection, any faults that require attention will be recorded on a home inspection form. Bavaria Gulf’s project manager will liaise with the contractor to ensure that all of these faults are remedied (subject to acceptance by Bavaria Gulf and consultants). 

Can I authorize someone to do the home inspection on my behalf? 

You can provide us an authorization letter duly notarized or attested by a legal or consular authority stating the person who will represent you. Please include a copy of your passport so we can verify the signature.      

When will the home inspection be? 

You will receive a call from our Project Management Department to schedule an appointment for your home inspection. The inspection usually takes place approximately 2 to 4 weeks before the property handover date. In exceptional cases, when the property is not ready on time, we will inform you of the new date. 

Can I change my home inspection date? 

ou can change your home inspection date once, as long as it is within the period scheduled for home inspections. 

What is a property handover? 

On the handover date, the house or apartment is given over to you. In other words, provided that all payments have been made, you get the keys to your property on the handover date. For further details, please see the rubric concerning the handover process in detail. 

How does the property handover process work? 

In order for a customer to take possession of their property, he/she/they must produce all of the necessary documentation, only after which he/she/they can take possession of the property.

For single owner the documents required are as follows:

Original certificate showing completion of payments

Original passport or a recognized government ID for identification

 For Multiple ownership are the following documents required:

Original certificate showing completion of payments

Notarized authorization from all owners

Original passport or a recognized government ID for identification

For Company ownership the following documents shall to be submitted:

Original certificate showing completion of payments

Letter of authorization on company letterhead signed by authorized signatory as per sales contract

Copy of the authorized signatory’s passport (for signature verification)

Copy of the trade license or in the case of an international company a notarized Certificate of Incorporation

Original passport or a recognized government ID for identification

For Authorization on behalf of the owner are the following documents needed:

Original certificate showing completion of payments

Notarized letter of authorization

Copy of the owner’s passport (for signature verification) to be counterchecked against the sales contract passport copy

The authorized representative must show his/her passport or a recognized government ID. 

What will property purchasers receive when they take possession of their properties?

Upon handover of apartments, owners will receive:

Keys to their unit

Homeowner’s manual List of important phone numbers - DEWA application form

Car park number access cards/transponder (where applicable)

Upon handover of villas, owners will receive:

Keys to their villa

Homeowner’s manual List of important phone numbers - DEWA application form

Car security sticker
